Project management in the construction phase

Preparation of tender documentation and conducting a tender for selection of subcontractors.

Preparation of the necessary contracts for awarding orders and development of a preliminary schedule and financial plan for the overall construction.

Preparation of a process organization concept

Current control of deadlines - checking and documenting the actual deadlines for design and implementation of construction (comparison between planned and actual deadlines), creation of alternative processes if necessary

Joint determination of the cost framework with the Assignor

Control of project construction costs

Verification of construction performance for compliance with the approved technical description/project/

Determining defects and their causes, presenting a complaint, control of works on the removal of defects and re-acceptance

Periodic monthly report on construction progress and milestones

Final quantitative and financial report after completion of the project

Detailed inspection and approval of act No. 19 regarding the performed construction works - types, quantities and prices, prepared by the contractor

Advising the Assignor during acceptance-handover of the construction

Participation in the transfer of the building from the main contractor to the investor with the assistance of the specialists and companies involved in the design and implementation (including construction supervision). Determination of defects and warranty periods.
